This assessment may require you to produce documents outlining assessment tasks.  You may submit documents based on either of the following options: 
1. Real workplace documents you have completed at your agency, or
2. Documents relating to the scenario provided in this assessment outline.

Questions:
This assessment comprises a report focused on the appraisal of a property for sale, for presentation to your client. 

Your report will be assessed on the following criteria:

1. A description of the property, location and Google Street view printout of a property of your choice to be appraised with your agency details as a heading. 
2. Land channel print outs showing property zoning, planning overlays and approximate land size. 
3. Using planning maps online provide a printout of the surrounding area zoning
4. Provide the permitted uses of the property without a permit and with a permit report.
5. Provide your properties suburb median house prices for 2, 3 and four-bedroom houses.
6. A profile of potential buyers prints out, based on the suburbs demographic information.  
7. Potential development opportunity; your analysis should reference and explain your reasons based on has there been any properties subdivided into smaller block than your selected property.
8. Outline the steps that you would take in conducting an appraisal of the property, including the type and sources of information that you will need to conduct the appraisal, using your preferred method.
9. Comparable properties currently for sale including photographs and location.
10. Details of Comparable sold properties, including photographs or thumbnails. 
11. Provide your appraised price for the property based on comparable properties for sale and sold properties provided in previous questions.
